Buying a land with water drainage passing through
Dear knowledgeable friends
We are looking at a hillside in Chicureo of 7000m2 that has a rain water drainage that passes through the middle. It occurs naturally coming in from the top and creates a 60cm wide ditch that runs to mid land, not all the way through. Not sure if I am being clear.
Does this create any kind of problem? I knindda like it as it is the only plot in the condominium that is not entirely boulder but has some soil and perhaps the water might make it easier for me to plant some trees?
Honestly I doubt it rains more than 5 times per year but everyone I go to look at lands, the neighbors would comment that it is a good land BUT rain runs through it, making it sound like a bad thing.
Any thoughts?

around here a lot of parcels have natural water drainage in them, some people fix them up with pvc pipes, depends on the water flow/mosquitos...

Best to have a soils expert look it over. Hillside water can undermine buildings and they end up at the bottom of the hill.

given the neighborhood you are talking about i would possibly be concerned about some sort of flash flood situation, but in most cases there is something that can be done. culverts, cementing the bottom of the creek, rock basket retaining walls.

i have a parcel that has a drainage ditch through the middle that tends to flood in the rainy season. i was going to expand it and turn it in to a water feature / rock garden, with excess capacity to handle heavy rains. sort of go with the flow landscaping. in the southwest u.s. i seen a bunch of gardens or parks that were designed to flood and act as retaining basins durring heavy rains.

I’m certainly no expert on such things, but cant understand why you’d want a piece of land where, if it rains a lot, you’ll possibly have water all over the place ? It’s the season when nothing grows, so no water is needed. I live in Chicureo but not up in the hills, and see it to be a negative to have a piece of land like you show, but at the same time, have no idea what you plan to do with it.

I would be concerned about mudslides if you are building on a slope in an open area. Find out how long it has been for sale... that could tell you something. Ask more neighbors.

dont know, but from those photos looks totally manageable. ideal would be to see it on a rainy day. cement the bottom or put in a "french drain" with some attractive rock.
