Value of a department in Las Condes

My Chilena wife owns a departamento in Las Condes right beside Apumanque.. It is a single bedroom, 6th floor on the side away from the busy street, nice and quite. The building construction was finished in 2010 after the quake. It has a parking spot in the subterraneo, a bodega, access to the common picina and Jacuzzi, and access to a common party room by reservation.

I have two questions:

What is the correct and fair value for rent of such a department?

What is the correct and fair selling price for such a department?

The variation could be massive for los condes.

You could have a formal apraisal done.

Well you can check what recent sales in the building and area have gone for to get an idea.

You can also take a look the recent auctions for similar apartments to see what base liquid market value is like, and work from there.

I know that things are quite variable. I was hoping for a pointer to any site that had reliable values for renting or sales of departments. As everyone knows, searching for things in Chile is a exercise of total BS vs real information. Portales are the norm when searching for anything here :x

My guess, just based on a recent hunt for an apartment in that area we did a few months back and watching recent auctions, is figure about 125 to 250 million. That is probably mas o menos 50 million, depending on a lot of factors.

My other guess is wait about a year to sell. I think we are looking at a shortage, but who knows. At least if you are moving the money out of chile, we shoukd see a sustained stronger peso.

I made this list of websites to search for properties. You should probably be able to determine the approx. value by doing a search here on some of these sites, and then you can get a professional valuation later to find tune a bit.

This list is about 2 years ago that I made it, so 1 or 2 of these websites may be dead now.

I'm guessing about 550,000-1,000,000 for monthly rent depending on size and other factors. Admittedly this is based on a vague memory of a search I did a few years ago, so could be complete rubbish. I expect in 1 hour of searching listings and comparing with yours you can get a better valuation than we can give you.

Property in Las Condes varies widely. The location you have is good as it is near metro and bus and plenty of shopping in the area and would appeal to someone looking fora one bedroom. It should be easy to rent. But there are variables: amount of gastos comunes, security, number of floors etc. As a wild guess, based on what friends pay, I think Britkid's estimates are high. Somewhere in the region of CLP$400,000 but I don't know the variables. I have a friend with a three bedroom in an extremely nice building who pays CLP$600,000 (rented a year ago).

Real estate agents usually charge for an estimate for a sale. You can see their point. For renting they will usually name a figure for free.

I think it also depends on m2. That is a nice area but I'd say appartments further up Avenida Las Condes are going for more. People are putting high prices on appartments at the moment but it doesn't mean they are selling. We are looking at ñuñoa and the surveyors valued it 25 millones below what we agreed on initially.
