Are non-chileans exempt from paying the 20% tax on building materials?

it is a sales tax. no one is exempt.

but, what chile makes up for in sales tax, it does not charge in property tax.

I have just shelled out $200.000 in Contribuciones to the TGR. That was the third of four annual instalments.

good, now go run that property against the proerty taxes in a similar real estate market in the u.s..

It all depends where you live.....urban or rural. We pay a lot less 'cause is rural zone....US$250.00 a year...peanuts in comparison to what you would pay in NY or NJ. My neighbor pays even less.....we have a business on the property.

Still think I pay too much, especially when a lot of the well-off and well-connected here illegally build their mansions on parcelas, and pay an agricultural avaluo of a few thousand pesos per year. With the aid of their compinches in the local muni to turn a blind eye, of course.

As you can see, they are on the advantage ´cause they know what WE don´t know......dishonesty! Just thinking how much we were paying in the Land of the Greed, makes my hair curl.

ouch, urban and comercial zoned.

on the bright side your property apreciates faster than your taxes.

i got a lot of properties that are still zoned rural agro, i pay no taxes on. a few i pay around 150,000 pesos a year on.

think i told this story. a friend called in a panic a few months ago. she got a tax notice, she thought they were going to send her property to auction for back taxes. she had never gotten one before. she just got her first tax bill on a property worth around a half million dollars in like 8 years of owning it. the goverment had it evaluated as an empty farmers field for the last 20+ years, and they finaly revalued the property. her tax bill is now a wopping 40,000 pesos a year.
