Our dpt. is falling apart :(

Our departamento needs major repairs :( Specially after the last couple of earthquakes, our wall is no longer flat, ceilings are chipping, electrical circuit keeps breaking/trip/fail (not sure the right word), doors can no longer be closed (deformed frames)... The biggest down side is that our insurance already expired *sigh*

But the most urgent one is that one of our faucet leaks and turns out that the tube inside is broken. The maestro says that the wall needs to be taken down orz in order to change the tubes AND that it needs a special equipment for that kind of tubing (espegol??) that they do not own so I'll need to look for someone who constructs building. Any idea?!!!

It is not really causing trouble to our home but downstairs the concierge is mad as it created flooding *sigh*

Bummer. Is it a new building? I have heard of people successfully suing the builder (new building), but don´t know what compensation they received.

nah, it's not too new, 5 years already and the insurance as I said already expired.... I will try to talk to the builder as the committee already turned me down.
But for now, would be great to find someone who can solve the issue.

That´s awful :( Do you want the number of my handyman? He is very expensive, very busy, but good (he works for Aussie and NZ embassies). He does need pushing though, as he gets side tracked (I mean he will do a few jobs and then I have to chase him up to come back to do the rest) because he is so busy. He does anything from changing light bulbs to building, plumbing, electricity etc. Let me know and I´ll pm you.

La actual normativa establece que existen plazos para hacer efectivas las responsabilidades en caso de fallas o defectos. Es así como en las viviendas que tengan problemas en las terminaciones, el período de cobertura es de tres años; en caso que sean elementos constructivos es de cinco años, y para aquellas que presentan problemas de estructura el plazo es de 10 años.

If you have stuctural problems, and it sounds like you do, the guarantee is good for another 5 years yet. I would be contacting the builder, either directly or via a lawyer.

Great info!! thanks fraggle092, guess I will give it a try to go through a lawyer huh?! Never gotten a lawyer before, I wonder if it's going to cost me more than the fixes...
