Interesting that Santiago, Chile now has the second lowest $$ rental rate of all the Ibero-American premiere cities including much touted "cheaper" BA, Argentina.

renting in Chile

I have always thought rents were a bit out of wack with the price of properties with buildings on it.

SANTIAGO BOASTS CHEAP RESIDENTIAL RENT

(February 13, 2007) Santiago is the 2nd cheapest city in Latin America to rent a centrally located apartment, according to a recent study by the Global Property Guide. Asunción and Tegucigalpa, Honduras tied as having the region’s cheapest residential rent.

The study surveyed the principle cities of countries around the globe and compared the rate of a centrally located apartment measuring 120 square meters (1,300 square feet).

While the study found that a centrally located, 120 square meter apartment went for around US$500 a month in Santiago, that price significantly increased in the eastern parts of the city including Providencia, Las Condes, and Vitacura.

A similarly sized apartment in London, the most expensive city in the world to rent an apartment, goes for an average of US$13,800 a month. New York came in 2nd on the list with an average monthly price of US$12,000, and Monaco came in third at US$7,800.

The survey also praised Chile’s residential property laws, and Chilean governmental officials said that many countries around the world were studying the way Chile managed its urban housing policy.

urban housing policy

What "urban housing policy"? I am not aware of their being any, other than he with the money gets to live in Los Condes.

I also think the low rents are a sign of over building, not good housing policy. There is a glut of apartments, now that the 30 something Chileans are starting to want houses for families and the country is starting to decentralize as people move out from Santiago.

I've seem some pretty nice 1bd, 1b apartments in Santiago listed online for $350-$450 that are in newer high rises. I'm not sure I want to live in Santiago though.

Before I came to Chile when I was researching prices and stuff, Santiago struck me as being a fairly cheap place for rent.

I think your right about the over building there, doesn't look like they're gonna stop any time soon either.

I think they are having trouble putting the breaks on projects that were already in the works. If you go past the skyscrapers to the hill side you see lots of family homes and planned communities under construction now. There is also a new move to downtown, around the Universities and such. I don't think the builders really anticipated a demand for anything but Los Condes 3-5 years back.

I also still run in to people in Santiago that are a bit mystified about why anyone would want to live in a house vs. a nice concrete and steal building. I think at one point, when the track home subsidy came in about 30 years ago, living in a house was considered to be for the poor. Los condes went vertical, and the poorer parts of town went horizontal. The old traditional colonial homes started getting replaced with 20 story buildings. There are not many old houses still left in Los Condes.

Maybe this should be for another thread...but any body know a range of prices to rent a similar place in temuco? or, say, a house of the same size?

yea, around Temuco for a house with around 150 to 200 square meters expect to pay about 150,000 to 300,000 a month. Going with a really nice house, up to 500,000 a month.
