That is not just any coastal property in Chile, so it is not such a crazy price. It is a very popular resort with both foreigners and Chileans. It is within driving distance to Santiago. That is mas o menos 35 million pesos.
I can not speak to the exact location he is referring to, but I think I have an idea of the general area. If it is truly the prime location in that area, then I could see a price near that being totally possible. Perhaps to move it any time soon, you might consider lowering it. There are cheaper properties in the area, but not much cheaper.
Let me put it this way, just agricultural property in that part of Chile goes for around 10 million to as much as 20 million per hectare. No view, no utilities, just some of the best grape / corn grown land in the World. So the market in the area is not completely dependent on tourism / second home type properties. Directly along the coast yes, but even that is influenced by being so close to the high demand growing area of Santa Cruz. The vineyards have been progressively buying larger tracks of land closer to the coast, and that has added some price pressure that most resorts do not normally experience.
Now, I am sure things are not what they where 2 years ago; but, if there is an area that has held up well in the central coast it will be that part.
