Have been studying areas within 45km of viña. Just recently in limache and olmue. Olmue centro has big water problems in granizo and granizo alto .The town has expanded so much (and still is ) its straining the resources.Were not talking mumbai but you get the idea. At the mercy of the 3 private water companies. During the summer some areas get only i hr of flow a day and pozos are dry. Probably explains why so many cabaña rental businesses are for sale on the higher grounds. Lower land surrounding areas seem fine.
Estate agents seem to have very similar prices starting at the very highest in the best areas 17 to 20 million for urban 1000sq. Rural 20-25 million for 5000sqmt plus.
Ive talked to several people who brought recently and to land workers and this seems quite accurate.These stay high due the constant flood of enquires from the rich in Santiago.
Go a few kms away, prices drop dramatically. Everything is for sale. Knocking on doors is a good idea. Limache has pleasant areas.

The more locals i speak to the larger the spiders web and finally it will big enough to catch the deal of the century.I sometimes get invited in for tea by the farmers and if lucky a powerful goats cheese sandwich, but thats country folk.

well its true what admin said here, not much chileans real estate agents have websites in english.
