Not sure if this would fall under 'no posts allowed'.

Basically does anyone know of any good websites that offer land for sale in the south - in the areas around Coyhaique, Lago General Carrera etc. I can hardly find anything. When I have found something it seems very cheap and the scenery looks very beautiful in a rugged kind of way.

We have properties listed at allsouthernchile.com, but not much that far south for mostly cultural and logistical reasons. Most of the properties our clients buy in that area are found by hiring either us or someone else that does the search on the ground.

You are not going to find even a small fraction of the properties that are for sale on the web.The real estate market just does not work that way down there. Properties, even those listed with real estate agents, are generally a kind of a word of mouth sorts of thing.

You also got to consider that most people that have properties, do not know how to use the internet. They will not or can not do things like take digital photos of properties and send email. Even real estate agents that understand the value of it, have trouble getting photos of properties. The most typical thing you will here from sellers in that part of Chile if you call them on the phone to ask for photos, price, or other info is, "come see my land and we will talk about it".

Often for each property, you are talking about dedicating an entire day or more to reach them and photograph them, plus several hours and sometimes days of chit chat to drag the price out of the seller. It is not like driving around a neighborhood in say Santiago and in a couple of hours seeing a dozen or more properties, then posting them to the internet. Many of the properties for sale are simply not reachable by anything but airplane or horse, and driving distances are generally fairly large. A hundred or two hundred km round trip is fairly typical per property, even for those with relatively good access.

That said, almost everything down there is for sale. Someone needs to do the property hunting that knows the area and can find something that fits your specific needs in order to narrow the search. Otherwise it is like looking for a needle in a haystack that is about the size of Montana.

As far as other real estate web sites go that are listing properties that is fine. There is a small list of some of the better real estate sites I believe on the Chile wiki, and also if you do a search on the forum they have been listed or recommended by other members.

I don't allow direct competitors in the legal or relocation buisness to post links, advertise, or solicit on our web site. One because well it obviously just silly to spend tens of thousands of dollars to promote a competitor. The other reason is because I don't want anyone to get mistaken impression I am endorsing any of their services or they are somehow associate with us. There are plenty of other forums out on the internet for them.
