Property on several ROLs?

Postby otravers » Wed Dec 31, 2008 11:15 am

We've started to visits houses (and large apartments to a lesser extent) here in the Viña-ConCon area, and saw that you often have 2 or even 3 ROLs for a single property, whether it's because two lots were attached to build a house on top of, or an apartment is really 3 smaller ones put together. Any thoughts about that? Is this something to avoid? Seems there are tax benefits to it to pretend you own three small apartments (i.e. less than the 140 square meter threshold) for tax purposes.

I believe that you are correct, although depending on where the property is located you may end up paying a big avaluo no matter what.

Case and point, I own an apartment in La Serena which has a small storage space located in the basement of the building, each has a separate rol. I also own a house in Coquimbo next to La Herradura, (about two block from the beach). That one has a single rol-

The avaluo for the house is cheaper than what I paid for the small bodega in La Serena because of the lacation of the bodega.

Location, location, location....
Hugo or Hugh, depending where I am

Technically I believe you really are talking about separate properties, although small properties.
