Second home in Chile

It only takes a one or two of those guys burning a few gringos each year, to give Chile a bad reputation. At least Gringos can come to the the forum and verify what they are being told by these guys.

Part of my motive behind building this forum is to knock shady characters like that out of the market. If gringos who are considering relocating to Chile already know at least the basics about what to do and what to watch out for when moving or relocating to Chile, then when those guys start taking them for a ride they can at least know something is up.

The irony of it all is, when those guys spam our forum like that they end up spamming themselves. Our little forum has become so powerful on just about every topic related to Chile, that as soon as they mention their own name on the forum it will knock them off the top of search engines within a few days or weeks.

Perhaps I should just leave them alone, and let them go about committing internet suicide all by themselves.

Our forum spammer above, now deleted, was advertising REAL ESTATE - homes STARTING at 400,000+. An International Living wananbe. It certainly looked like a site designed to take someone for large amounts of money for real estate outrageously overpriced, targeting unsuspecting ex-pats. I looked at the site, called my husband to come look at it and we laughed. You must be kidding me...a home for 975,000US? For that kind of money - what does that kind of money buy one in Chile???????? Beware, beware.

I actually took a look at some of his listed properties and at least a couple of them are also listed with known chilean realetstate agencies (as in portalinmobiliario.com) for the almost exact same price. In areas like Zapallar, for example, a "primera linea" list-price can actually very easily be in the neighborhood of USD 1 million. Freaking expensive, yes, but at least a year ago, before the financial mess, properties were going for these amounts in this area, I have been told (I don't have any firsthand knowledge about this so I could be wrong).

One of the properties listed on that site for around 350 million plus, we just had our appraiser do an evaluation on for a client (yes, listed by another real estate agent). She said that although a nice house, it was only worth 250 million max and more like 200 million including the price of the land. There is not much you can not build in Chile for about 200 million in terms of houses.

Yeah but here in and around Viña price of land is more of a concern, at least from what we've seen so far.

Yea, we are talking about in an area where 5,000 square meters sells for under 40 million pesos with nothing on it. Obviously, you try to build on the beach in Vina, 5,000 square meters likely set you back more than a penny or two. They put a 20 story apartment complex on a 1,000 meter footprint, and sell the apartments for 100,000 million or more each.
